 Buyer's Tips

As a full time self-employed sales associate and Realtor, I represent Buyers, however, sellers typically pay my commission and I treat them in a professional and ethical manner.
As members of the Multiple Listing service, I have information and access to all properties and developments that other member brokers have listed. As buyers, you will receive the benefit of my experience, knowledge and loyalty, free of charge.
Knowing this real estate market as I do, and knowing what properties are available, I can save you time and effort in locating just the right property. If you visit properties or developments without me, please give the agent our business card and mention I am are helping you.
Signing a contract is just the first step in buying property. By working together we can make this a pleasant and profitable experience for all of us.
Sincerely,
Susan Bickman

Purchasing or selling Properties on Well and Septic Systems

Over 14,000 properties, from Girdwood to Eklutna within the Municipality of Anchorage are on single family on-site water supply and wastewater disposal systems. Since a 1998 ordinance, any change of title on one of these properties requires the system be checked and certified. The system must meet the minimum requirements to receive a "Blue Sheet" - or approval certificate. These MOA requirements include:

- Septic Tank must have been pumped within the last 12 months.

- Adequacy test to show the system can accept 150 gallons per day per bedroom of effluent satisfactorily.

- Well flow test must produce adequate flow for 150 gallons per day per bedroom.

- Water must be tested for 3 parameters:

a) Nitrates

b) Fecal Coliform Bacteria

c) Other Bacteria

The MOA office can provide a list of licensed engineers to perform the test. They can be contacted at: (907) 343-4744. The engineer you choose will be able to provide more detailed information regarding the process and current requirements.

You can obtain additional information from Alaska Water and Wasterwater, and engineer Jeff Garness regarding well and septic issues at www.akwwc.com.
