Seller's Tips - Objective
  • Coordinate all dates on the contract, insofar as this is possible, so your move is as convenient as possible.

Purchasing or selling Properties on Well and Septic Systems
Over 14,000 properties, from Girdwood to Eklutna within the Municipality of Anchorage are on single family on-site water supply and wastewater disposal systems. Since a 1998 ordinance, any change of title on one of these properties requires the system be checked and certified. The system must meet the minimum requirements to receive a "Blue Sheet" - or approval certificate. These MOA requirements include:

  • Septic Tank must have been pumped within the last 12 months.
  • Adequacy test to show the system can accept 150 gallons per day per bedroom of effluent satisfactorily.
  • Well flow test must produce adequate flow for 150 gallons per day per bedroom.
  • Water must be tested for 3 parameters:
  1. Nitrates
  2. Fecal Coliform Bacteria
  3. Other Bacteria
